BMU & Window Cleaning Equipment
LOLER thorough examinations for building maintenance units, cradles, monorails, davits and facade access systems.
LDN Inspection Services provides statutory LOLER thorough examinations for all types of BMU and window cleaning access equipment. Our qualified engineer surveyors inspect suspended cradles, monorail systems, davit arms, rope descent systems and powered platforms, delivering clear digital reports with photographic evidence.
BMU & Facade Access Inspections
Building Maintenance Units (BMUs), suspended cradles, monorail systems, davit arms and rope descent systems are all classified as lifting equipment under the Lifting Operations and Lifting Equipment Regulations 1998 (LOLER) and require thorough examination by a competent person at least every 6 months.
Facade access equipment operates in demanding environments — exposed to weather, wind loading, and thermal cycling. Wire ropes, structural steelwork, tracks, safety devices and electrical systems are all subject to wear and environmental degradation that can develop between maintenance visits.
Our inspections cover the complete system including the platform or cradle, suspension arrangement, track or mounting system, wire ropes, safety devices, electrical controls and all associated steelwork and fixings. We provide clear reports with defect categorisation and recommended actions.
Key Requirements
- LOLER thorough examination every 6 months (lifts persons)
- Entire system in scope — tracks, ropes, steelwork, not just the cradle
- Safety devices must be tested at each examination
- Reports kept available for inspection by HSE or enforcing authority
- Dangerous defects require immediate removal from service
Equipment We Inspect
Our engineer surveyors carry out LOLER thorough examinations for all types of BMU and facade access equipment, including:
What We Check
Structural & Mechanical
- Load-bearing steelwork, welds and fixings
- Monorail tracks, trolleys and end stops
- Davit arms, sockets and locking pins
- Wire ropes — wear, corrosion, broken wires, terminations
- Counterweight and ballast systems
Safety & Controls
- Overload protection and tilt limiters
- Secondary suspension (safety rope) and fall arrestors
- Descent control and emergency lowering devices
- Electrical controls, interlocks and emergency stops
- Wind speed sensors and anemometers
